02Charges to Watch Out For

  • Prepayment/foreclosure charges: RBI rules prohibit lenders from charging prepayment penalties on floating-rate home loans to individual borrowers. If you're quoted one on a floating-rate loan, push back — this is a rule, not a negotiation point.
  • Loan cancellation fee: Some lenders charge a fee if you cancel after sanction but before disbursement — check this before you sign.
  • Switching/conversion fee: Moving from MCLR to EBLR, or between rate types with the same lender, sometimes carries a small conversion charge — usually far less than what a full balance transfer would cost.
  • Insurance bundling: Some lenders bundle a loan protection insurance policy into the loan amount. This is usually optional — confirm before accepting, since it adds to your principal and therefore your interest cost.

03What's Actually Negotiable

Processing fees are frequently negotiable, especially during festive campaigns, for salaried applicants with strong profiles, or through bundled offers via loan facilitators.

Legal and technical fees are harder to waive but can sometimes be reduced for repeat customers or high loan amounts.

Insurance bundling is almost always optional — you can typically decline it without affecting your loan approval.

Ask for a full fee sheet upfront. Request an itemised list of every charge before signing your sanction letter, not after.

04How to Compare Loans Properly

Comparing lenders on interest rate alone can be misleading. A slightly higher rate with a waived processing fee can sometimes cost less overall than a marginally lower rate with a full fee load — particularly on smaller loan amounts or shorter tenures. Ask each lender for the effective cost including fees, not just the headline rate, before deciding.
