Karnataka's registration fee hike for Bangalore homebuyers — higher upfront costs, stamp duty, and property registration charges in 2026

A quiet policy change from August 2025 is now adding real cost to every Bangalore property purchase in 2026. Here's the full breakdown.

If you're budgeting for a home purchase in Bangalore in 2026, there's a policy change from late 2025 you need to factor in — and a lot of buyers still haven't caught up with it.

01What Changed

Effective August 31, 2025, the Karnataka government doubled the property registration fee from 1% to 2% of the property's value. It was the first revision to this specific charge since 2003, and it applies uniformly across residential, plotted, and commercial transactions.

This sits on top of Karnataka's existing slab-based stamp duty structure, which hasn't changed:

Below ₹20 lakh2%
₹20 lakh – ₹45 lakh3%
Above ₹45 lakh5%

02What It Costs You Now

Combine the unchanged stamp duty slabs with the doubled registration fee, plus a small BBMP cess where applicable, and the total statutory cost of registering a Bangalore property above ₹45 lakh now works out to roughly 7.5–7.6% of the property's value — up meaningfully from the pre-2025 total.

Effective Rate

Unlike Maharashtra, Karnataka offers no gender-based concession on stamp duty — the rate is identical for all buyers, and it applies equally to new and resale flats.

03Why This Matters for Your Home Loan Planning

Stamp duty and registration charges are not financed as part of your home loan — lenders fund the property price, not the government charges on top of it. That means this entire amount needs to be arranged separately, on top of your down payment, before your registration date.

For a buyer who hasn't updated their budget since before August 2025, this can mean an unpleasant last-minute gap of tens of thousands of rupees or more, depending on property value.

04How to Budget For It

Check the guidance value first. Charges are calculated on whichever is higher — your agreed sale price or the government's notified guidance value for that locality, checkable on the Kaveri Online Services portal.

Set aside roughly 8% of property value for stamp duty, registration, and cess combined, separate from your down payment.

Don't rely on your loan to cover it. Confirm your own funds are ready for this line item before you finalise a purchase price.

Factor it into affordability, not just EMI. A property that looks affordable on EMI terms alone can strain your finances once this upfront cost is added.

Frequently Asked Questions

What is the current property registration fee in Bangalore?

2% of the property value, effective from August 31, 2025, up from the previous 1%.

Did stamp duty rates in Karnataka also increase?

No. The stamp duty slabs (2% below ₹20 lakh, 3% for ₹20–45 lakh, 5% above ₹45 lakh) are unchanged. Only the registration fee was revised.

Are stamp duty and registration charges covered by a home loan?

No. These are statutory government charges that must be paid separately by the buyer; home loans finance the property price, not these charges.

Is there a gender concession on stamp duty in Karnataka?

No. Unlike some other states, Karnataka applies the same stamp duty and registration rates to all buyers regardless of gender.
